Lending criteria

Our mortgages are available in Great Britain and Northern Ireland

The Bank of Ireland Standard Variable Rate is currently 4.09%. The Lending Fee is £195 (due on completion, but can be deferred until mortgage is fully repaid).

 

Residential rates - up to 85% LTV

We offer fixed and variable residential products for both purchases and remortgages, giving your customers greater choice.

  • Fixed rates - up to 85% LTV for purchases and remortgages and 95% LTV for purchases only. If your customers are worried about a rise or fall in interest rates, our residential fixed rate products could offer them the certainty they need. 
  • Variable rates - up to 85% LTV for purchases and remortgages and 95% LTV for purchases only.
    For customers who prefer variable mortgage rates, we offer products to meet their needs. 
  • First Start - up to 85% LTV for purchases only. For customers struggling to get on the property ladder, or who’ve had a change in personal circumstances and need to buy a home, our First Start product could be for them. 
  • Help to Buy Equity Loans – up to 85% LTV for purchases only. For customers buying a property through the government’s Help to Buy: Equity Loan scheme. Available in England and Wales only.  

Our 95% LTV products are not available for top up loans when porting your customer's mortgage.

Buy to Let rates - up to 75% LTV

If your customers are looking for a Buy to Let (BTL) fixed rate, we offer a wide range of products, available for both purchases and remortgages.

Criteria highlights:

  • Ability to pay is assessed on rental income (which must be received in GBP). The rental income must be at least 145% of the monthly interest due inclusive of any product fees added to the loan. This is calculated using the notional interest rate below (whichever is applicable):

Fixed rate for less than 5 years or a variable rate  5.5%
Fixed rate for 5 or more years 4.5%
  • The total portfolio size is three BTL mortgaged properties per applicant (either solely or jointly) across all lenders, including Bank of Ireland Group
  • The maximum value of Bank of Ireland portfolio of loans is £2,000,000. Maximum individual loan amount is £750,000
  • No minimum income required.
