What is Bespoke?

Bespoke is our product range designed to support good quality complex cases, for clients with non-standard income, property or borrowing needs.

Whether they’re self employed, managing multiple income streams, or require a tailored approach to affordability, Bespoke offers the flexibility to help more of your clients secure the mortgage they need.

Who is Bespoke for?

Bespoke is ideal for clients who:

  • Are self employed or have recently changed employment status
  • Need to use up to 100% of additional income
  • Require Interest Only or Part & Part mortgages
  • Are Foreign Nationals with strong profiles
  • Require longer terms (up to 40 years) or larger loans (up to £2.5 million).

Future income and employment changes

Cases can be assessed with a long term view, including expected income increases or recent changes in employment

Offsetting liabilities

Outgoings such as school fees or Consent to Let mortgages may be offset to support affordability

Alternative income evidence

Non-standard documentation is accepted, including accountant letters, employer confirmations, SIPP statements, remittance slips, and Chambers certificates for Barristers

Up to 5x income at high LTVs

Up to 5x income is available, even at 90% LTV for Residential lending up to £1 million

Flexible property criteria

Where a property falls outside standard criteria, our BDMs can liaise directly with our survey team to explore potential solutions

Consistent case ownership

A single underwriter manages the case from AIP through to completion, supporting continuity and efficiency

Bespoke case studies

  • Client recently became an LLP partner and needed a 40-year term. We accepted a letter from the firm’s finance director confirming drawings and offset the mortgage on their retained property using a Consent to Let agreement.
  • Long-standing directors of a Ltd company needed to use part of a SIPP pot for affordability. We accepted 5% of the SIPP value as annual income and offered Interest Only terms.
  • A first-time buyer with a strong employment profile needed to use 100% of their bonus income. We approved the case above standard LTV limits for a Foreign National due to the strength of the profile.

How to access Bespoke

Bespoke 5 golden rules

To be considered for our Bespoke range, your client's case must meet all of the following:

1. Credit Score
Must pass our credit score.

2. Minimum Income & Loan Size
Minimum loan size is £150,000.
Income requirements:

  • Residential (Repayment): At least one applicant must earn £40,000
  • Residential (Interest Only): £50,000 for sole applicants, £75,000 for joint applicants
  • Buy to Let: At least one applicant must earn £40,000.

3. Income Currency
Income used to support the loan must be paid in GBP.

4. Loan to Value (LTV)
Up to 90% LTV for Residential.
Up to 75% LTV for Buy to Let.

5. Property Criteria
Must meet our standard property criteria.

Assessing your case: Do you need to speak to us first?

Some Bespoke cases can go straight to AIP without a pre-submission. This applies if any one of the following is the only Bespoke element:

  • Childcare or school fees are excluded from affordability because they’re evidenced as being paid by a third party
  • The client has 2 years’ self employed trading history (instead of 3)
  • There has been a recent change in trading status for a self employed client
  • The loan size is under £1.5 million for Residential or under £1 million for Buy to Let.
